Numerous cameras located at strategic points throughout both the interior and exterior of the building are monitored by building staff and trained overnight security personnel who also respond to resident complaints. Additionally, each resident is assigned the best Dual-Lock electric key & FOB technology to gain access to the building, the common areas, the elevator banks, and their apartment.

Upon moving into Sydney Hall, your child will experience the best accommodations at the University of Minnesota. Fresh, new and fully furnished units feature spacious bathrooms, kitchens complete with granite countertops and stainless steel appliances, high speed cable and internet, modern style furniture and construction designed to decrease noise and increase comfort. Our community room has a cozy built-in fireplace, flat-screen TV’s and plenty of seating and lounge space for your child’s study group meetings or watching their favorite show with friends. Additionally, a fully equipped fitness center will meet their exercise needs while two levels of secure underground heated parking makes getting to their car easy and safe.

Sydney Hall is conveniently located in Dinkytown, a shopping and dining district at the University of Minnesota with numerous restaurants, a CVS Pharmacy and dozens of shops and nightlife destinations within walking distance. In addition, Sydney Hall residents can also get to the plethora of shops and restaurants of Downtown and Uptown via bus lines.
A RESPONSIVE MANAGEMENT TEAM
As one of the few campus apartment buildings to be built, owned, and managed by a local company—Bloomington based Doran Companies—Sydney Hall always has someone available to assist our residents. Between our professional management and leasing staff, always friendly student representatives, skilled security personnel, and handy maintenance team there is constantly someone onsite to address any concerns you or your child may have. Residents also have 24-hour phone and email contacts for emergencies. While some area buildings are part of a large and distant national corporation, Sydney Hall is locally owned and operated, which allows our management staff to be immediately responsive to student concerns and needs.
A SIMPLE PROCESS
Doran Companies, the developer, builder, and owner of the Sydney Hall, has crafted an application and lease process that is tailored to today’s savvy students and their parents. The typical lease process starts with a visit by you or your child to our leasing center at the Dinkydome building at 15th and University Ave. (306 15 Avenue SE). All parents of students who do not meet income requirements on their own will need to complete two forms—the Guaranty/Co-Signer Application and the Guaranty Agreement which is then inserted into the completed lease. Our leases are joint and several, which means that all residents are individually responsible for the entire rental amount and any damages to the apartment. As the guarantor, you would also be accepting this responsibility as do all the other guarantors. We believe that by designing the lease in this fashion and employing strict rental criteria, we ensure a safe and responsible resident population and provide the best possible situation for our residents and their guarantors.
